Signs your balcony is leaking
Balconies rarely leak where you can see it. Water gets under the tiles, sits on a failed membrane, and travels. The tell-tales usually show up somewhere else:
- Stains, bubbling paint or drummy render on the ceiling or wall directly below the balcony
- Efflorescence: white salt lines creeping out of grout joints and along the balcony edge
- Grout that never dries, tiles that lift or sound hollow when tapped
- Rust weeping from balustrade posts, door frames and the slab edge
- Musty carpet or a damp smell in the room inside the balcony door
- A strata defect report with your unit number on it
Any one of those means water is already in the slab. Two of them means it has been for a while.
Why balconies leak
Almost every leaking balcony we're called to comes down to one of four faults, and none of them are fixed by regrouting. The door threshold was never detailed, so water runs straight under the sill. The balustrade posts were bolted through the membrane after it was laid. The drain sits above the membrane instead of below it, so the membrane holds water instead of shedding it. Or the membrane itself was applied too thin, never flood tested and has simply worn out.
Clear sealers, grout sealers and "balcony leak repair" sprays sit on top of the tiles and do nothing about any of those. They buy a dry season, then the stain comes back bigger.
How we repair a leaking balcony
- Diagnose first. Moisture readings, a look at the threshold, posts and outlet, and where needed a staged water test to reproduce the leak. You get photos and a plain-English cause before any quote.
- Targeted repair where it will hold. If the membrane is sound and the fault is a threshold, post or outlet, we open just that area, torch-weld new bitumen membrane into the existing system, re-detail it by hand and reinstate the tiles. That is a genuine fix, and we warranty it.
- Full re-membrane where it won't. If the membrane is dead, we tell you straight and quote a proper balcony waterproofing job: strip back, two-layer torch-on, flood test, retile. One job instead of a subscription.

How do I know if my balcony is leaking or it's just condensation?
Condensation shows up evenly, usually in cold weather, and dries out. A balcony leak stains in one spot, gets worse after rain, and often comes with efflorescence or rust around the balcony above. If the mark on the ceiling lines up with the balcony, it's the balcony.
Can you fix a leaking balcony without removing all the tiles?
Often, yes. If the membrane is still sound and the leak is at a threshold, post or drain, we open that area only, weld new membrane into the system and reinstate the tiles. If the membrane itself has failed, spot repairs won't hold and we'll say so, with photos of why.

Does home insurance cover a leaking balcony?
Insurers generally cover sudden damage, not gradual water entry from a worn-out membrane. Most balcony leaks are gradual. Getting it diagnosed and fixed early is almost always cheaper than waiting for a claim that may not be paid.
