The stain on the ceiling below the balcony. The tile grout that never dries. The balustrade post weeping rust. Balcony leaks announce themselves slowly, and by the time they do, water has usually been in the slab for months, corroding reinforcement and tracking into the unit below.
Most balcony failures come down to the original membrane: too thin, badly detailed at the door threshold and posts, or simply past its life. Regrouting and clear sealers are cosmetic (see leaking balcony repairs for how we diagnose and fix the cause). The fix is a new membrane, detailed by hand at every junction, threshold and drain.
How we waterproof a balcony
- Strip and assess. Tiles and screed come up. We inspect the slab, check falls and photograph everything so you see what we see.
- Prepare and prime. The slab is ground, repaired where needed and primed. Falls are corrected so water actually reaches the drain.
- Torch-on membrane. Two-layer bitumen membrane, welded at every seam, turned up walls and hand-detailed at thresholds, posts and outlets. Flood-tested before anything goes back.
- Rebuild. Screed, tiles and finishes reinstated, with the membrane protected for the long haul.

Podiums are balconies at building scale: trafficable decks over car parks, lobbies and retail, where a failure means water in someone's ceiling and a remediation bill with six figures on it. We install torch-on podium systems built for permanent loads, planters and foot traffic, and we work with strata managers and builders on staging so buildings keep functioning while we work.

Straight answers
How do I know if my balcony is leaking?
Watch the ceiling and walls directly below: stains, bubbling paint or drummy render are the usual giveaways. On the balcony itself, look for grout that stays wet, efflorescence (white salt lines) between tiles, and rust at balustrade fixings. Any of those means water is already in the slab. Worth a phone call before it's in the unit below.
Can you waterproof a balcony without removing the tiles?
Sometimes, and we'll tell you when it's genuinely an option. Clear over-tile sealers are a short-term patch at best. If the membrane under the tiles has failed, the only permanent fix is stripping back and re-membraning. We'd rather quote the real fix than sell you a patch that fails in two summers.
How long does balcony waterproofing take?
A typical residential balcony runs three to five working days: strip, prep, membrane, flood test, then screed and tiles. Podium decks are staged so the building keeps operating. You'll get a straight timeline in the quote, and because it's the owners on the tools, the schedule holds.
