Big roofs. Same standard.
Commercial & strata waterproofing
Warehouses, apartment blocks, car parks and plant decks. The buildings get bigger. The blokes on the torch stay the same.
Commercial waterproofing Sydney builders and strata managers call back
Commercial waterproofing lives or dies on two things: whether the membrane is installed to spec, and whether the company that installed it answers the phone in year seven. We're built for both. Top Torch is owner-operated, so the tradesmen who quote your roof are the tradesmen who torch it, and the names on the warranty are the blokes who answer the phone.
What we handle
- Commercial flat roofs. Two-layer torch-on systems on concrete and metal deck, from small retail to full warehouse roofs.
- Strata and apartment buildings. Rooftops, podiums, balconies, planter boxes and common-area decks, staged so residents keep living around us.
- Car park and trafficable decks. Heavy-duty membranes built for vehicle and pedestrian loads.
- Plant decks and penetrations. HVAC plinths, pipe penetrations, upstands and skylight surrounds, each one hand-detailed. Penetrations are where commercial roofs fail; they get the most care, not the least.
- New construction. Torch-on packages for builders who need a waterproofing sub that hits the programme and doesn't create defects for the handover list.
Built for compliance and handover
Every commercial job comes with the paperwork that makes your life easy: SWMS and hot-works permits before we start, photo documentation at each stage, flood test results where applicable, and manufacturer warranty registration on completion. Membranes are SOPREMA, Sika, Ardex, Enduroflex, Fatra or Bayset, installed to the spec that keeps the manufacturer's warranty valid, 20+ years.
Zero failures. Insured for any.
Across forty combined years and every roof we've torched since founding in 2023, we're yet to have a membrane failure. We still carry full insurance as if we might. That's the posture the whole company runs on: proud of the record, prepared anyway.

- Owner-operated: the blokes who quote are the blokes on the torch
- SWMS, hot-works permits and staged programmes
- Photo documentation and flood testing as standard
- Manufacturer warranty registration, 20+ years
- Strata, industrial, retail and new construction
No fluff. No buzzwords.
Straight answers
Do you work with strata managers and body corporates?
Constantly. We're used to committee timelines, multiple quotes, resident notifications and staged access. You'll get a fixed itemised quote with photos of the defects, a staging plan that keeps the building functioning, and one accountable contact from quote to warranty.
Can you re-membrane a roof while the building stays occupied?
Yes. Torch-on goes down in sections and is waterproof as soon as it cools, so the building is never left exposed overnight. We stage work areas, manage fire watch and keep access routes open. Most occupants only know we're there because the roof stops leaking.
What size commercial jobs do you take on?
From a single shopfront awning to full warehouse and apartment-block roofs. Because the owners do the work, we book fewer jobs and finish them properly rather than running crews we can't stand behind.
